Not all Pueblo neighborhoods are equal when you're driving north to Fort Carson every day. Here's how the top options stack up on commute time, home value, schools, and day-to-day livability.

Best Pueblo Neighborhoods for Fort Carson Commuters: Ranked by Commute & Value

If you're PCSing to Fort Carson and you've decided Pueblo makes financial sense — smart call — the next question is: which part of Pueblo? The city covers a lot of ground, and where you live dramatically affects your daily commute north on I-25. A 10-minute difference in neighborhood location can mean 20 extra commute minutes per day.

Here's how Pueblo's major neighborhoods stack up for Fort Carson commuters, ranked by the balance of commute time, home value, livability, and overall fit for military families.

Commute times estimated to Fort Carson Gate 20 (I-25 Exit 132, Magrath Ave) — the closest gate to I-25 and the primary entry point for most Pueblo commuters. Always confirm with your actual duty location.

1. Pueblo West — Best Overall for Military Families

Commute to Gate 20: ~30–35 minutes via I-25 North
Median Home Price: ~$310,000–$380,000 (2026 range, varies by section)
Schools: Pueblo County SD 70 (better-performing than D60)

Pueblo West consistently tops this list because it threads the needle between commute time, value, schools, and quality of life. As an unincorporated community on the west side of I-25, Pueblo West residents access the interstate quickly — typically entering I-25 at Exit 101 (Highway 50 interchange) and heading north.

Homes in Pueblo West sit on generally larger lots (many ¼ to 1+ acre), giving military families room for vehicles, trailers, and outdoor space that you rarely get near base. Horse properties are available on the west side of Pueblo West if that matters to your family.

SD 70 schools (Pueblo West specific) score above SD 60 averages and are a major draw for families with children. The tradeoff: longer drives for grocery shopping and services compared to being inside the city.

Best for: Families with kids, buyers wanting larger lots, anyone prioritizing school district quality

2. North Pueblo / Belmont — Shortest Commute, Most Urban

Commute to Gate 20: ~25–28 minutes via I-25 North
Median Home Price: ~$220,000–$285,000 (2026 range)
Schools: Pueblo City Schools D60

North Pueblo and the Belmont area (north side of the city) offer the shortest commute to Fort Carson of any established Pueblo neighborhood. You're entering I-25 at the northern interchange and driving straight north — minimal city driving involved.

Home prices are lower than Pueblo West, and you're inside city limits with quicker access to Pueblo's retail, dining, and services. Parkview Medical Center (the city's main hospital, on the north side near I-25/Northern Ave) is just minutes away.

The school district (D60) is a real consideration for families with kids — research specific schools for any address you're considering. Charter and private options exist within the district.

Best for: Solo service members or couples without kids, buyers wanting maximum savings, those who want city services and proximity to shopping

3. Walking Stick / North Pueblo Golf Community Area — Premium Option

Commute to Gate 20: ~28–32 minutes via I-25 North
Median Home Price: ~$380,000–$550,000
Schools: Pueblo City Schools D60 (but near CSU-Pueblo)

For O-4s, O-5s, and senior NCOs whose BAH and housing budget stretches further, Walking Stick is Pueblo's most prestigious neighborhood — a golf course community near CSU-Pueblo with executive homes that would cost $700,000+ in Colorado Springs. The commute is efficient from north Pueblo to the interstate.

If your budget and BAH support it, Walking Stick gives you a quality home in a quiet, well-maintained community at a fraction of what comparable properties cost near base.

Best for: Senior officers and senior NCOs, buyers wanting upscale living at Pueblo prices

4. Red Hawk Ranch / Eagle Ridge Estates — New-ish Construction, North Side

Commute to Gate 20: ~28–33 minutes
Median Home Price: ~$295,000–$400,000
Schools: Pueblo City Schools D60

These north-side neighborhoods offer more recent construction (1990s–2010s) compared to much of Pueblo's older housing stock. If you want a home that's less likely to have older mechanical issues and want to avoid the maintenance headaches of a 1940s–1960s bungalow, the north-side newer neighborhoods are worth targeting.

Proximity to the north I-25 exchange keeps the commute reasonable.

Best for: Buyers who want newer construction without Pueblo West lot sizes, less tolerance for older home issues

5. Downtown Pueblo / Union Avenue Area — Unique, Urban

Commute to Gate 20: ~30–35 minutes
Median Home Price: ~$195,000–$285,000
Schools: Pueblo City Schools D60

Downtown Pueblo and the Union Avenue Historic District appeal to service members who want walkability, a genuine food and bar scene, and an urban feel in an affordable package. The Riverwalk provides genuine walkable outdoor space. Older homes here have architectural character that newer suburban developments don't offer.

The commute is slightly longer than pure north Pueblo due to city driving to reach I-25, but it's still very workable for most duty locations at Fort Carson.

Best for: Service members who want urban walkability and historic neighborhood character, buyers interested in renovation projects

Neighborhoods to Skip for Fort Carson Commuters

South Pueblo (Bessemer, Minnequa): Commute to Gate 20 is 40–47 minutes — you're driving through the entire city to reach I-25 North. The savings on home prices are real, but the cumulative time cost is significant over a tour of duty.

Avondale / East Pueblo rural: Some east Pueblo communities are further from I-25 access. Add 5–10 minutes to any estimate above.

Beulah / Rye: Scenic mountain communities southwest of Pueblo — beautiful, affordable, and genuinely remote. The commute to Fort Carson is 55–65+ minutes. Not practical for daily commuters.

The Math That Makes Pueblo Work

Regardless of which neighborhood you choose, the financial case for Pueblo vs. buying near base holds across the board:

  • Near Fort Carson (Fountain area): $380,000–$450,000+ median for comparable homes
  • North Pueblo / Pueblo West: $250,000–$350,000 for the same square footage
  • Savings: $100,000–$200,000 on purchase price
  • VA loan at 0% down: No down payment, no PMI, competitive rate
  • BAH coverage: 2026 BAH for the Pueblo/Colorado Springs MHA covers a mortgage on most Pueblo homes at current rates for E-5 and above with dependents
That savings gap, compounded over a 20-year career and multiple VA loan uses, is life-changing money.

Questions to Ask Before Choosing

1. Do you have children in school? → Pueblo West (SD 70) vs. city (D60 with research)
2. Do you want a large lot / horse property? → Pueblo West
3. Do you want the lowest possible home price? → North/Central Pueblo city
4. Do you want the premium option at Pueblo prices? → Walking Stick
5. Do you want urban walkability? → Downtown / Union Avenue
6. Will your spouse need jobs in Pueblo vs. Colorado Springs? → Affects the commute math significantly if both partners are driving north daily
