Federal Fair Housing Act

The Federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of dwellings based on race, color, national origin, religion, sex, familial status, and disability.

It is illegal to:

  • Refuse to sell or rent to, deal, or negotiate with any person
  • Discriminate in terms, conditions, or privileges of sale or rental
  • Advertise or make any statement that indicates a preference or limitation based on protected class
  • Deny that housing is available for inspection, sale, or rental when it actually is available
  • Blockbusting — inducing owners to sell or rent by representing that persons of a particular protected class are moving into the neighborhood
  • Steer prospective buyers or renters toward or away from specific neighborhoods based on protected class characteristics
  • Deny anyone access to or membership in a facility or service (such as a multiple listing service) related to the sale or rental of housing

Colorado Fair Housing Act

The Colorado Fair Housing Act (C.R.S. § 24-34-501 et seq.) extends protections to additional classes including marital status, sexual orientation, and source of income (in certain contexts). We comply fully with all Colorado state fair housing laws and regulations.
